Who We Are
Ferinus is a real estate underwriting analysis service operated by Jonas (Ferinus). We provide quantitative financial analysis for small-balance multifamily properties in South Florida.

What Information We Collect
Information you provide directly
When you submit an analysis request through our website, we collect:
- Your email address (required to deliver your analysis)
- Property address, MLS link, or listing document (optional, provided by you)
- Any additional information you include voluntarily
Automatically collected analytics data
We use Vercel Analytics, a privacy-preserving analytics service. It collects:
- Pages visited and timestamps
- Referring URL
- Country and device type (derived from request headers, not stored persistently)
- Web performance metrics (Core Web Vitals)
Vercel Analytics does not use cookies and does not track individual users across pages or sessions. Your IP address is used transiently to determine geographic region and is not retained.
Google Fonts CDN
Our website loads fonts from Google's Fonts CDN (fonts.googleapis.com). When you visit, your browser makes a request to Google's servers, which may include your IP address. This is a standard web typography technique. For details, see Google's Privacy Policy.

We use the information you provide solely to:
- Respond to your analysis request and deliver the underwriting memo
- Follow up on your request if needed to clarify property details
- Improve the accuracy and scope of our analysis service
We do not send automated marketing emails. We do not use your email address for any purpose beyond your specific request without your explicit consent.

We do not sell, rent, trade, or share your personal information with third parties for their own marketing purposes. Your email address and property details are used only to fulfill your analysis request.

Data Retention
Email addresses and associated request information are retained for as long as necessary to provide and improve our service, and for reasonable record-keeping. We typically retain this information for up to 12 months after your last interaction. You may request earlier deletion at any time (see Section 07).

Your Rights
Regardless of your location, you may request to:
- Access the personal information we hold about you
- Correct inaccurate or incomplete information
- Delete your information from our records
- Receive a copy of your data in a portable format
- Withdraw any previously given consent

We take reasonable technical measures to protect information you submit through our website. Our site is served over HTTPS. However, no internet transmission is completely secure, and we cannot guarantee the security of data transmitted to us.

This website does not set first-party cookies. Vercel Analytics operates without cookies. Google Fonts may result in standard browser caching that is not used for tracking. You can clear your browser cache at any time through your browser settings.
